Community Information
We are not in the City of Wheaton. Our police protection is provided by the DuPage County Sheriff.
The homes with "One South" addresses have City of Wheaton fire protection and receive a separate annual billing for this service.
The homes with "Two South" addresses as well as homes on Flint Creek have fire protection from the Warrenville Volunteer Fire
Department and the assessment for this service appears on the real estate tax bill.
We have City of Wheaton water and sewers.
We do belong to the Wheaton Park District.
We do not belong to the Wheaton library, but membership can be purchased for an annual fee.
We do belong to the College of DuPage library district.
Our pond has been stocked with fish and fishing is permitted for residents and their guests
We are in School District #200 with the following attendance areas:
Wiesbrook Elementary School
Hubble Middle School
Wheaton Warrenville South High School
We use Waste Management for our Trash Service. The neighborhood has a negotiated rate. Our Pick-up Day is Thursdays.
Water and Sewer are two separate services from City of Wheaton and Wheaton Sanitary District.
Community Rules and Covenants
Applicability: Applies to Lots 1–39 and Lot 41 in the subdivision.
Purpose: Ensures proper development, aesthetic harmony, and property value protection.
Use Restrictions:
Only single-family residences allowed.
Minimum square footage requirements for homes.
No commercial businesses that impact parking or require signage.
Architectural Control: All exterior modifications require Board approval.
Fencing & Landscaping: Strict rules on fences, hedges, and walls with Board oversight.
Parking Rules: Restrictions on commercial vehicles, overnight street parking, and recreational vehicles.
Pets & Nuisances: Only household pets allowed; no nuisances or unsightly conditions.
Enforcement: PHCA and individual owners can enforce covenants through legal action.
