About the Neighborhood

Pheasant Hollow Club was developed on the property that formerly comprised the Tree Tops Estate. The original house of the estate was built by Jarvis Hunt, one of the area's premier architects. Tree Tops also abutted Chicago Golf Club, which is America's oldest 18-hole golf course and claims Todd Lincoln as its first president. Pheasant Hollow Club consists of 39 homes which are reached by one entrance on Orchard Road and one cul-de-sac on Carrol Gate (entered from Plamondon Road). The development is a private area of single family homes, no two alike, and situated on their lots to assure privacy. The majority of the homes were custom built by Christian Companies, Ltd. In order to maintain the character of the community as it was intended, restrictions were placed on the homeowners in the form of protective covenants. These covenants form a part of the deed to each parcel of property and, therefore, adherence to these covenants is not optional. They were drawn up to set standards so the area would develop in a way and remain so despite eventual changes in ownership. The Pheasant Hollow Community Association is the homeowner’s association which directs the maintenance of the area and manages matters of common interest through a board of directors. Membership in the association is automatic with the title of each home. Since we are a private area, we are responsible for all common areas such as the cul-de-sac grassy area and the pond as well as our streets. This maintenance is funded through an annual dues assessment from each home in the community. There is an annual homeowners meeting, usually in October, at which the board of directors is elected, a budget is adopted, and any other items of Pheasant Hollow business are discussed and voted upon. Attendance by homeowners is essential for expression of their concerns.
